If you’re planning to put your home on the market soon, one of the questions on your mind may be how long it will take to find a buyer.

Currently, the national average for selling a property in Great Britain stands at 64 days. However, this can vary widely depending on location. Using our Speed of Market tracker, we can reveal which areas are seeing homes sell fastest.

Leading the way across Great Britain is Cumbernauld, just northwest of Glasgow, where properties are selling in an average of only 15 days. This makes it the quickest-selling area in the country, a position previously held by Grangemouth, which averaged 16 days in November.

Scotland dominates the top ten fastest-selling areas. Towns such as Renfrew, Kilmarnock, Irvine, Cambuslang, and Rutherglen feature prominently, highlighting that Scotland remains the quickest market in the UK, aided by its distinct property-buying system.

Outside Scotland, the North East of England is seeing some of the fastest property sales. Heaton in Newcastle tops the list in England, with homes finding buyers in just 26 days on average.

Other notable areas in England include Wallsend, Runcorn, Carlisle, Gosforth, Bootle, Rainham, Aldershot, and Earley. These locations show that Northern regions, along with some parts of the South East, continue to see strong buyer activity.

In London, eastern areas are leading the market. Leytonstone has now overtaken Walthamstow as the capital’s quickest-selling area, with properties moving in an average of 34 days. Leyton and nearby Walthamstow also feature high on the list.

South East London locations, including Eltham and Crystal Palace, are among the fastest markets in the city. On average, homes in London are selling within 70 days, slower than the top-selling areas outside Scotland.

On the flip side, coastal towns dominate the list of slower-selling markets. Homes in St Austell, Cornwall, are taking the longest, averaging 101 days to sell. Paignton and Torquay in Devon follow closely behind with 97 and 95 days, respectively.

Other slow-moving areas include Acomb in York, Boston in Lincolnshire, Herne Bay in Kent, Cleethorpes in Lincolnshire, Lytham St. Annes in Lancashire, Scarborough in North Yorkshire, and Christchurch in Dorset.

The data suggests that location plays a key role in selling speed. Coastal areas tend to move more slowly, likely due to seasonal demand and the nature of second-home or retirement markets. Meanwhile, urban and commuter towns generally experience quicker transactions.

Average house prices also vary widely across these markets. In the fastest areas, properties typically range from around £130,000 to £210,000 in Scotland, while London and South East England see averages closer to £470,000–£535,000.

In slower coastal markets, prices can range from £166,000 in Cleethorpes to over £450,000 in Christchurch. Buyers’ willingness to move and market conditions influence how quickly properties sell in these regions.
