Private landlords in London are being called upon to support local councils by letting or leasing their properties to help residents who are at risk of homelessness. This initiative is part of a broader effort to address the growing housing crisis in the capital, which has seen an increasing number of individuals and families struggling to secure stable homes.

Greenwich Council has introduced a new scheme aimed at matching private landlords with people on the housing register. The programme offers landlords free training and ongoing support, making it easier for them to engage in the process. The aim is to reduce the demand for costly temporary accommodation, which places additional strain on local resources.

A spokesperson for the council explained: “We’re looking for more private sector landlords to work with us and contribute to tackling the housing crisis. By renting or leasing their properties to us, landlords can provide much-needed stable homes for people and families facing homelessness.”

The initiative not only benefits those in need of housing but also provides private landlords with the opportunity to ensure their properties are being put to good use while receiving support and guidance throughout the leasing process.

With the growing demand for affordable housing in London, this collaboration between local authorities and private landlords is seen as a crucial step in providing more stable and secure housing options for vulnerable communities. The scheme aims to alleviate the pressure on the temporary accommodation system, which can often be expensive and inefficient, while also offering landlords a way to contribute positively to the local community.

In the face of a rapidly growing housing shortage, the role of private landlords in supporting the public sector has become more important than ever. By participating in schemes like Greenwich Council’s, landlords can help make a tangible difference in the lives of those who need it most, all while benefiting from the support and expertise provided by the council.

Like many other London boroughs, Greenwich faces a significant housing challenge where the demand far exceeds the supply available. This issue is particularly pronounced for households that are at risk of homelessness or those currently residing in temporary accommodation.

The council has been actively working to reduce the number of households living in hotels or bed and breakfasts, a situation which, while providing temporary shelter, is both costly and does not offer the long-term stability that families need to thrive. The current number of people in such accommodation stands at fewer than 50, a figure that the council is eager to reduce further.

A spokesperson for the council explained: “We are focused on ensuring that people have access to safe and secure homes that truly meet their needs. We are committed to helping those at risk of homelessness, and if you are a landlord with a property available for rent or lease, we encourage you to contact us today. We have attractive options and will work closely with you to provide the homes our residents desperately need.”

The council is specifically seeking landlords with properties available for rent or lease in the borough or surrounding areas, as part of a broader initiative to provide more stable housing options.

One of the key advantages of this scheme is that it is entirely free for landlords. There are no fees, commissions, or charges associated with the process. Additionally, rents will be paid at the Local Housing Allowance rate, ensuring that the financial terms are fair and in line with current housing support allowances.

This scheme provides an opportunity for private landlords to make a meaningful contribution to addressing the housing crisis in London, while also benefiting from the support and guidance offered by the council. Through this partnership, the council aims to ensure that more vulnerable residents have access to the safe and secure homes they need.

If the property requires maintenance or improvements, landlords can access grants of up to £15,000 to bring their property up to the council’s required standards. This funding aims to ensure that the properties meet the necessary quality to provide stable housing for those in need.

In addition to financial support, the council also offers free training and ongoing support to landlords, assisting them in effectively running and developing their property business. This support is designed to make the process of letting or leasing properties more straightforward and beneficial for both parties.

The scheme also gives landlords the opportunity to lease their property directly to the council. This option, according to the council, eliminates the hassle typically associated with finding tenants, collecting rents, and managing the day-to-day tenancy issues.

By opting for the leasing scheme, landlords benefit from guaranteed rent paid monthly in advance for the entire duration of the lease, including during void periods when the property may not be occupied. These leasing agreements can be made for an initial period of two to five years, with the option for longer leases of 10 years or more, providing both security and flexibility for landlords.
