- Check SpareRoom.co.uk — search by postcode or area, filter for “rooms to rent”, and look at what comparable rooms are actually listed at. Note: listed price is not always achieved price. Filter for recently let rooms if the platform shows this data.
- Check demand, not just supply. High listing prices with lots of available rooms = oversupply and likely downward pressure on achievable rates. Few available rooms with lots of searchers = strong demand and achievable premium rates.
- Look at bills-included vs bills-excluded rates separately. Most professional HMOs quote bills-included rates. Make sure you are comparing like-for-like when doing your deal analysis.
